Commercial Cleaning Sydney
Sydney Clean Group delivers commercial cleaning in Sydney for offices, warehouses, strata buildings and medical suites — from Sydney CBD 2000 out to Parramatta, Chatswood and the Sutherland Shire. Fully insured, police-checked cleaners and no lock-in contracts.

Sydney's commercial cleaning specialists.
Commercial cleaning is the scheduled, contracted cleaning of a workplace — the daily, weekly or periodic programme that keeps an office, warehouse, clinic, retail floor or residential building presentable, hygienic and compliant. It is a different discipline to domestic cleaning: the surfaces are harder wearing, the traffic is heavier, the compliance obligations are real, and the work almost always has to happen around somebody else's operating hours.
Sydney Clean Group has built its business around that reality. We run cleaning programmes for more than 500 Sydney clients across the CBD, the inner west, the north shore, the eastern suburbs and greater western Sydney. Every scope is written specifically for the site — a 400 square metre professional services office in the CBD and a 4,000 square metre distribution warehouse at Eastern Creek need almost nothing in common except reliability.
Our teams are directly engaged, police-checked and trained on your site before they work unsupervised. We carry full public liability and workers compensation cover, we supply our own commercial-grade equipment and consumables, and we work outside your business hours wherever the site allows it — early mornings, evenings, weekends and overnight.
There is no lock-in contract. We work month to month because a cleaning contractor that has to trap clients with paperwork is not a cleaning contractor worth having. If the standard slips, you tell us, we fix it, and if we cannot fix it you are free to leave.
If you are still working out where a contract cleaner fits, our explainer on what commercial cleaning actually includes walks through scope, frequency, pricing and how to compare quotes before you shortlist anyone.

What a commercial cleaning programme covers.
Daily & Periodic Office Cleaning
Desks, workstations, meeting rooms, kitchens and amenities cleaned to a written scope — daily, three times a week, or whatever cadence the site needs.
Washroom & Amenity Hygiene
Toilets, showers and kitchens sanitised with hospital-grade product, plus consumable restocking so you never run out of soap, paper or liners.
Hard Floor & Carpet Care
Machine scrubbing, stripping and sealing of vinyl and tile, plus hot-water extraction and encapsulation for commercial carpet and entry matting.
Warehouse & Industrial Cleaning
Ride-on scrubbing of large floor plates, racking and dock dusting, bin management and machinery surrounds in live logistics and manufacturing sites.
Infection Control & Disinfection
Two-stage clean-then-disinfect on high-touch points for medical suites, childcare centres, gyms and schools, using TGA-listed disinfectants.
Common Area & Strata Cleaning
Lobbies, lifts, stairwells, corridors, bin rooms and car parks maintained for strata committees and building managers across Sydney.
Why Sydney businesses stay with us.
One Account Manager, One Number
You get a named contact who knows your site, not a call centre. Issues raised before 9am are actioned the same night in almost every case.
Documented Scope, Audited Monthly
Every task, frequency and area is written down before we start, then audited against a checklist so quality is measured rather than assumed.
Insured, Compliant and Documented
Public liability and workers compensation certificates, SWMS and SDS sheets are supplied to your facilities team before the first shift.
Priced Honestly, No Lock-In
Month-to-month agreements, transparent hourly and per-service rates, and no exit fees. We keep the work by doing the work properly.
Industries we clean across Sydney
Professional services offices make up the largest part of our Sydney portfolio — legal, accounting, financial services, agencies and technology firms in the CBD, North Sydney, Chatswood, Macquarie Park and Parramatta. These sites need a quiet, invisible service: cleaners who arrive after 6pm, work to a fixed scope, secure the floor on the way out and leave no trace beyond a clean desk and an empty bin.
Warehousing and light industrial is the second largest. Sites at Eastern Creek, Smithfield, Ingleburn, Silverwater and Botany run on ride-on scrubbers, racking dusting schedules, dock and hardstand sweeping, and strict site inductions. Cleaning in a live warehouse is a safety exercise as much as a hygiene one, and our crews are inducted, high-vis equipped and briefed on traffic-management plans before they set foot on the floor.
The remainder is specialised: medical and allied health suites, childcare centres, schools and colleges, gyms and fitness studios, strata and residential common property, churches and community halls, and retail. Each of these carries its own regulator, its own standard and its own inspection risk, which is why we scope them separately rather than selling a single generic clean.
Coverage across Greater Sydney
We service the whole metropolitan area. In the east that means the Sydney CBD, Pyrmont, Surry Hills, Alexandria, Mascot, Bondi Junction and the eastern suburbs. Across the harbour we cover North Sydney, Crows Nest, St Leonards, Chatswood, Macquarie Park, Hornsby and the upper north shore. To the west we work through Parramatta, Wentworthville, Blacktown, Penrith, Smithfield and the western Sydney industrial corridor.
South and south-west we cover the inner west, Strathfield, Ashfield, Bankstown, Liverpool, Campbelltown and the Sutherland Shire. Coverage matters more than it sounds: a contractor who can only reach half the city cannot service a multi-site client, and multi-site clients are exactly where consistent standards break down first.
If your business runs several premises across different parts of Sydney, we can put them all on one scope, one schedule and one invoice, with the same audit checklist applied at every site. That single-provider consistency is usually the reason facilities managers move to us in the first place.
How our commercial cleaning process works
It starts with a site walk. We visit the premises, measure the areas, note the floor types, count the amenities, ask about access, alarms, keys and after-hours restrictions, and talk to whoever actually deals with the complaints today. A quote written without walking the site is a guess, and guesses are what produce the price increases three months in.
From the walk we write a scope of works: every area, every task, every frequency, in plain language. You approve it before anything is priced. The quote is then built from that scope, so you can see precisely what you are paying for and adjust the frequency of anything that is over- or under-serviced.
Once you accept, we induct the crew on site, hand over the insurance certificates, safe work method statements and safety data sheets, and set the schedule. From week one there is a named account manager, a monthly quality audit against the checklist, and a direct line for anything that needs fixing between audits.
Insurance, compliance and safety
Sydney Clean Group carries full public liability insurance and workers compensation cover for every cleaner on every site, and we provide current certificates of currency to your facilities or procurement team as part of onboarding. If a contractor cannot produce those documents on request, that is the end of the conversation — the liability lands on the building owner, not the cleaner.
All cleaners are police-checked before their first shift and trained on chemical handling, manual handling, and site-specific hazards. We maintain safe work method statements for higher-risk tasks such as working at height for high dusting, wet-floor management in trafficked areas, and machine operation in warehouses. Safety data sheets for every product used on your site are supplied and kept current.
For regulated environments we go further. Medical suites are cleaned against infection-control principles with a documented two-stage clean-then-disinfect on high-touch points. Childcare centres are cleaned to standards that assume a National Quality Framework assessment could happen the next morning. Food-handling areas follow separate colour-coded equipment to prevent cross-contamination.
What to look for in a Sydney commercial cleaning contractor
Ask for the scope in writing before you ask for the price. A contractor who quotes a dollar figure without first documenting the areas and frequencies has left themselves room to reduce the service quietly once the invoice is locked in. The scope is the contract; the price is just arithmetic performed on it.
Ask who actually does the work. Much of the Sydney market is subcontracted two or three layers deep, which is how sites end up with a different unvetted person every fortnight and no one accountable for the standard. Ask whether cleaners are directly engaged, whether they are police-checked, and what the turnover looks like on comparable sites.
Ask how quality is measured and what happens when it slips. A monthly audit against a written checklist, a named contact and a same-day rectification commitment are the difference between a cleaning contract and a cleaning relationship. And be sceptical of long lock-in terms: a contractor confident in the work does not need a three-year agreement to keep you.
Sydney Clean Group is at 77 Garfield Street, Wentworthville NSW 2145, and you can reach the team on 02 9139 8401 seven days a week for a free, no-obligation site walk and written quote anywhere in Greater Sydney.
How commercial cleaning is priced in Sydney
There is no honest single rate for commercial cleaning in Sydney, and any contractor who quotes one over the phone is guessing. Price is built from four things: the area to be cleaned, the finishes in it, the number of amenities, and the frequency. A carpeted open-plan office with two washrooms takes a predictable amount of labour per visit. The same floor area of sealed concrete with a loading dock, a crib room and four toilets does not.
Site access changes the number as much as the work does. A ground-floor suburban suite with a key and an alarm code is cheaper to service than a CBD tenancy that needs a dock booking, a concierge sign-in, a security escort and a goods lift. None of that is cleaning, but all of it is time, and a quote that ignores it becomes a variation notice three months later.
Frequency is where most Sydney businesses over- or under-spend. Under-servicing looks cheap on the invoice and expensive on the asset: carpet that is vacuumed weekly instead of daily wears out years early, and vinyl that is never scrubbed eventually needs stripping and sealing, which costs multiples of the maintenance that would have prevented it. Over-servicing usually shows up as a daily clean on a hybrid office that is genuinely occupied three days a week.
We quote from the written scope rather than from a rate card, which means you can see the cost of each area and adjust the frequency of anything that looks wrong before you sign. If a line item is not worth what it costs, take it out. The point of pricing from a scope is that the conversation is possible at all.
Choosing the right cleaning frequency for your site
Daily service suits sites where people are present every weekday and hygiene is visible to customers or regulators: full-occupancy offices, medical and allied health suites, childcare centres, gyms, schools during term, and food-adjacent retail. In these environments a missed day is noticed immediately, and the amenity standard is what people judge the business by.
Three-times-weekly is the most common pattern we run for professional-services offices in the Sydney CBD, North Sydney, Chatswood, Macquarie Park and Parramatta, particularly since hybrid working changed occupancy. Bins, kitchens and washrooms are serviced on the busy days, and floors and detail work rotate across the week.
Weekly or fortnightly works for low-traffic sites: small suites, storage-heavy warehouses with few staff, strata common areas in smaller blocks, and community halls. These scopes usually pair a light maintenance visit with a quarterly or six-monthly periodic programme covering carpet extraction, hard-floor machine work, high dusting and internal glass.
Whatever the cadence, the periodic work has to be scheduled and named in the scope rather than left as something that will happen eventually. Periodic tasks that live only in a salesperson's promise are the ones that quietly never occur.
Changing cleaning contractors without a gap in service
Most of the sites we take on across Sydney are transfers rather than first-time contracts, and the handover is more delicate than the cleaning. The common failure is a client terminating the incumbent before the replacement has keys, alarm codes, dock access, contractor-portal approval and an induction booking. That produces a week with no cleaner, which is the one outcome nobody wanted.
We run the changeover in parallel. The site walk, scope and quote happen while the existing contract is still live. Once you accept, we complete your contractor-management paperwork, supply certificates of currency and safe work method statements, arrange inductions and collect access, and only then do you give notice to the incumbent. The first shift lands the night after the last one.
Ask the incumbent for a consumables handover and note the stock levels on the day, because washroom consumables are the first thing to run out during a transition. And keep the first month's audits close together: the standard on a new site is set in the first four weeks, and it is far easier to correct a habit then than a year in.
Commercial Cleaning Sydney — FAQs.
How much does commercial cleaning cost in Sydney?
Commercial cleaning in Sydney is priced on the size of the premises, the floor types, the number of amenities and how often you need the service. A small professional office cleaned three nights a week costs very differently to a warehouse scrubbed weekly. We quote from a documented scope after a free site walk, so the price reflects the actual work rather than a guess. Call 02 9139 8401 for a written quote.
Do you clean outside business hours?
Yes. Most of our commercial cleaning across Sydney happens before 8am, after 6pm, overnight or on weekends so your staff and customers are never disrupted. Where a site requires a daytime presence, such as a busy retail floor or a medical waiting room, we schedule discreet periodic attendance during opening hours instead.
Which areas of Sydney do you service?
We service all of Greater Sydney. That includes the Sydney CBD and eastern suburbs, North Sydney, Chatswood, Macquarie Park and the north shore, the inner west and Strathfield, Parramatta, Blacktown, Penrith and western Sydney, and Liverpool, Campbelltown and the Sutherland Shire in the south.
Are you insured, and can you provide certificates?
Yes. Sydney Clean Group holds full public liability and workers compensation insurance, and we supply current certificates of currency, safe work method statements and safety data sheets to your facilities or procurement team before the first shift.
Are your cleaners police-checked?
Every cleaner is police-checked before their first shift and trained on chemical handling, manual handling and site-specific hazards. Cleaners are directly engaged and inducted on your premises rather than rotated in from an anonymous subcontracting pool.
Do I have to sign a lock-in contract?
No. We work on month-to-month agreements with no lock-in period and no exit fees. If the standard slips we fix it, and if we cannot fix it you are free to leave. We keep clients by doing the work properly, not by holding them to paperwork.
Do you supply your own equipment and consumables?
Yes. We bring commercial-grade vacuums, scrubbers and chemicals to every site, and we can manage consumable restocking for washrooms and kitchens including hand soap, paper towel, toilet paper and bin liners so your team never has to order them.
How quickly can you start?
For most Sydney sites we can complete a site walk within 48 hours and start the cleaning programme the following week. Urgent handovers, one-off deep cleans and emergency attendances can often be arranged same-day or next-day, seven days a week.
What is the difference between commercial cleaning and office cleaning?
Office cleaning is one service inside commercial cleaning. Commercial cleaning is the whole category of contracted workplace cleaning — offices, warehouses, strata common property, medical suites, schools, childcare centres, gyms and retail. If your site is purely an office, an office cleaning scope covers it. If you run an office attached to a warehouse, or several different site types, a single commercial cleaning contract keeps them on one scope and one invoice.
Can you clean several Sydney sites under one contract?
Yes, and it is one of the most common reasons facilities managers move to us. Multiple premises can sit under one agreement, one account manager and one invoice, with a separate written checklist for each site because a Parramatta warehouse and a North Sydney office do not need the same tasks. The same audit format is applied at every location so the standard is comparable across the portfolio.
Do you provide a written scope of works before quoting?
Always. We walk the site, then write a scope listing every area, every task and every frequency in plain language. You approve that document before we price it. The scope is what the cleaners work to, what the monthly audit checks against, and what you hold us to — a price quoted without one is a number with nothing behind it.
Can you take over from our existing cleaning contractor?
Yes. We run the transition in parallel with your current contract: site walk, scope, quote, contractor-management paperwork, insurance certificates, inductions and access are all completed before you give notice to the incumbent. That way the first shift with us lands the night after their last one and there is no gap in service.
What happens if we are not happy with a clean?
You contact your named account manager rather than a call centre. Issues raised before 9am are actioned the same night in almost every case, and recurring problems are added to the audit checklist so they are checked rather than remembered. Because the agreement is month to month with no exit fee, we have to fix things to keep the work.
