Carpet steam cleaning and hot water extraction explained
What most people in Sydney call carpet steam cleaning is technically hot water extraction. Heated water and a cleaning solution are injected into the pile under pressure, agitated so the solution reaches the base of the fibre, then drawn straight back out along with the suspended soil. It is not steam in the kettle sense — the water never boils on the carpet — but the heat is what breaks down oils and body soils that a domestic vacuum leaves behind.
Dry cleaning, or low-moisture encapsulation, is the alternative. A compound is worked into the pile, crystallises around the soil as it dries, and is vacuumed away. It uses a fraction of the water, so the carpet is walkable almost immediately, and it suits commercial floors that cannot be taken out of service. What it does not do is flush the base of the pile the way extraction does.
In practice the two methods complement each other. A common pattern on a commercial site is encapsulation on a short cycle to hold appearance between deeper hot water extraction visits. In a home, extraction is usually the right call because the carpet can be left to dry overnight.
What steam cleaning actually removes
Hot water extraction removes the load that accumulates in the bottom third of the pile: grit and sand tracked in on shoes, skin cells and body oils, cooking residue, pet dander, dust mite allergen, and the soapy film left by supermarket spot cleaners. That film is worth naming, because it attracts soil and is often the reason a patch that was cleaned at home resoils faster than the carpet around it.
It also addresses odour where the source is in the pile rather than the underlay. Smoke and general staleness usually lift. Pet urine that has soaked through to the backing or the underlay is a different problem — the pile can be cleaned, but if the contamination is underneath it, the smell returns as humidity rises, and the honest answer is sub-surface treatment or replacement of the affected underlay.
What extraction does not do is reverse wear. Traffic lanes where the fibre tips have been abraded will look better and feel cleaner, but the fibre itself is physically damaged and will still read as a traffic lane. Anyone promising otherwise is overselling.
Stain removal: what can and cannot be guaranteed
There is a real difference between a stain and soil. Soil sits on and around the fibre and comes out. A stain is a dye or a chemical change bonded to the fibre, and whether it lifts depends on what caused it, what the fibre is made of, how long it has been there, and what has already been tried on it.
Food, drink, mud, coffee and most pet accidents respond well when they are reasonably fresh. Red wine, curry and turmeric, blood, ink, hair dye, rust and anything with a strong synthetic colourant are variable. Bleach spots, sun fading and heat damage from an iron or a heater are not stains at all — the colour has been stripped or altered, and no cleaning process restores it.
We will not promise a specific stain will disappear before we have seen it. Commercial carpet versus residential carpet
Commercial carpet is built differently and has to be cleaned differently. Loop pile and carpet tile in an office, a strata lobby or a retail floor is dense and low, designed to hide soil and survive traffic that a home carpet would never see. It holds a fine, greasy, dark soil that is far more even across the floor than the localised spills you get in a house.
That changes the method. Commercial floors are often better served by encapsulation on a frequent cycle with periodic hot water extraction, and by cleaning outside operating hours so the space is dry before staff or tenants return. Entry matting and traffic lanes carry most of the load and are worth treating on a shorter cycle than the rest of the floor.
Residential carpet is usually cut pile, softer, more absorbent and more likely to have a genuinely dirty patch next to an almost untouched one. It rewards proper pre-treatment of specific areas rather than a uniform pass over the whole floor.
End-of-lease carpet cleaning is a separate scope
Carpet cleaning at the end of a tenancy is judged against a different standard: not how the carpet looks to you, but whether the agent signs the bond off. Many NSW leases require professional carpet cleaning at vacate, and a number of agents want a receipt naming the company that did it.
That job is scoped tighter than a maintenance clean. Every room with carpet is done, including wardrobes and under where furniture stood, edges and skirting lines are detailed, and the work is scheduled after the rest of the property is cleaned and emptied so nothing is walked back over. If the property is being handed back the same day, drying time has to be planned into the sequence.
