Rough, detail and final: why the stages matter

Trying to do a post construction clean in a single pass is the most common and most expensive mistake on a Sydney project. Plaster and render dust is so fine that it stays airborne for hours and settles repeatedly, so a site cleaned once while other trades are still working will look dusty again within a day.

The rough clean happens once the wet trades are finished: bulk debris removal, gross dust extraction, and enough clearing that following trades can work efficiently. The detail clean follows fit-off, when joinery, tapware, switch plates, glazing and floors get their proper first clean. The final clean is a short presentation pass on the day of or the day before handover.

Splitting the work this way usually costs less than a single heroic clean, because each stage is done once properly instead of being repeated. It also removes the argument about who is responsible for the marks that appear between the clean and the inspection.

The residues that fail handover inspections

Four residues account for most handover defect items in Sydney. Silicone smear on glass, left by sealant application, which is invisible until light hits it at an angle. A builders clean that is not coordinated with the site supervisor almost always ends up repeated, because it is scheduled against the wrong trade sequence. We treat the site supervisor as the single source of truth on programme changes and confirm the clean date against the actual trade schedule in the days before, not against the date agreed weeks earlier when the programme still had slack in it.

On multi-trade sites, we ask the supervisor which trades are genuinely finished in each zone before starting, because a partial clean followed by another trade re-entering the same area wastes both the cleaning spend and the supervisor's remaining schedule buffer. Where access is staged floor by floor or zone by zone, we work the same staging rather than trying to clean the whole site in one continuous pass.

Handover walk-throughs and defect-inspection readiness

The handover walk-through is an inspection, and cleaning is one of the few things on the defect list that is entirely preventable. Inspectors and clients notice cleaning defects disproportionately because they are the easiest thing to see and the easiest thing to blame on poor workmanship generally, even when the underlying trade work is sound.

New finishes are at their most vulnerable in the window between installation and handover, and the wrong removal method at that stage causes damage that did not exist when the trade left.
