What strata cleaners in Sydney do on a typical visit
A weekly visit to a mid-sized Sydney block follows a fixed sequence. The cleaner starts outside — entry path, front glass, letterbox bank and the strip of footpath the building is responsible for — because that is the first thing every resident and every prospective purchaser sees. Then the foyer floor, the intercom, the lift car and its tracks, then the corridors floor by floor, then the fire stairs, then the bin room and finally the car park sweep.
The bin room is the single most complained-about space in Sydney strata and the one most often rushed. Ours is a proper washdown and deodorise, not a hose and a look. Chute hoppers on each level are wiped, the bin room floor is scrubbed rather than mopped, and bins are presented and returned on collection days where that is part of the scope.
Periodic work sits on top of the weekly visit: carpet extraction in corridors, hard floor scrubbing and sealing in the foyer, high dusting of light fittings and ceiling vents, garage pressure washing, and internal glass. These are scheduled in advance and photographed on completion so the committee has evidence they happened.
Working with strata managers, building managers and committees
The reporting line differs building to building. Some Sydney buildings run through a strata managing agent who holds the contract, some through an on-site building manager, and some through a self-managed committee where one volunteer does everything. We adapt to whichever applies rather than insisting on a single point of contact that does not exist in your building.
For self-managed committees in particular, the value is in taking the coordination away. We hold the schedule, order the consumables, flag maintenance issues we spot — a failing light in the fire stair, a leaking tap in the garden bed, graffiti on the rear wall — and give the committee a short written summary each month rather than a stream of ad hoc messages.
Where a building is switching contractors, we handle the transition without a gap in service. Keys and access fobs are registered, the previous scope is reviewed against what the building actually needs, and the first month is audited weekly rather than monthly so any inherited backlog is cleared rather than absorbed.
Strata cleaning across Sydney, region by region
Inner city and CBD. The CBD, Pyrmont, Ultimo, Haymarket, Green Square, Zetland, Waterloo and Mascot are dominated by high-rise towers with concierge desks, multiple lifts, basement parking over two or three levels and shared amenities. The work is dense, the lift traffic is constant, and the binding constraint is almost always loading dock booking and service lift access rather than the cleaning itself.
Eastern suburbs. Bondi, Bondi Junction, Randwick, Coogee, Maroubra, Rose Bay and Double Bay mix 1960s and 1970s walk-ups with newer boutique blocks. Salt carried in off the coast is the differentiator — entry glass, balustrades, letterbox banks and door hardware film over far faster here than inland, and buildings that use an inland frequency always look tired.
North shore and lower north. North Sydney, Crows Nest, St Leonards, Chatswood, Artarmon, Lane Cove and Wollstonecraft carry a heavy mix of mixed-use blocks with commercial tenancies on the lower levels. Those buildings need a scope that states clearly where common property ends and the tenancy begins, otherwise the same square metre gets cleaned twice or not at all.
Inner west, western and southern Sydney strata
Inner west. Ashfield, Burwood, Strathfield, Marrickville, Leichhardt, Newtown and Rhodes run the widest building spread in Sydney — small red-brick walk-ups with open stairwells and no lift sitting a block away from twenty-storey towers. A walk-up with external stairs is a genuinely different job to a sealed tower: the stairwells get wet weather, leaf litter and cobwebs that a tower never sees, and the bin bay is usually kerbside rather than in a bin room.
Western Sydney. Parramatta, Wentworthville, Westmead, Harris Park, Blacktown, Rouse Hill, Castle Hill and Penrith have added enormous apartment volume in the last decade, and much of it is large-lot-count towers with substantial basement car parks. Basement sweeping, ramp cleaning and drainage grate clearing carry more weight here than in older stock, and townhouse complexes in the north west need courtyard and driveway attention rather than corridor work.
South and south west. Liverpool, Campbelltown, Hurstville, Kogarah, Wolli Creek and the Sutherland Shire fall between the two patterns — newer towers around the rail corridors, and low-rise villa and townhouse schemes further out where the common property is mostly driveways, visitor parking and shared garden paths.

Matching the scope to the building, not the template
Building types vary as widely as the suburbs do, and the scope should follow. A 1970s red-brick walk-up with no lift, open stairwells and a small kerbside bin bay needs a completely different visit to a 2020 tower with a concierge desk, three lifts, a gym, a pool and a two-level basement. Applying one template to both is how buildings end up either over-serviced and over-charged, or visibly neglected and under-charged.
Age is the second variable. Older buildings have unsealed concrete stairs, painted brick corridors and terrazzo foyers that respond badly to aggressive chemistry; newer buildings have vinyl plank, polished concrete and large glass expanses that mark instantly. Getting the method wrong on either does slow, cumulative damage that nobody notices for a year and then cannot be undone cheaply.
