What a per-square-metre rate actually measures

A cost-per-square-metre figure is simply the total cleaning cost divided by the floor area. It is easy to calculate and easy to compare, which is exactly why it gets used so often in early conversations about cleaning cost. The problem is that it compresses several genuinely different variables into a single number, and two very different jobs can produce an identical figure.

A fortnightly light tidy of an open-plan warehouse floor and a daily full-service clean of a densely partitioned medical centre could both work out to a similar rate per square metre, despite being nothing alike in labour hours, frequency or complexity. The metric does not distinguish between them.

That does not make it useless — it is a legitimate way to sanity-check quotes for the same building, or to compare very similar sites. It is just not a reliable way to estimate cost for a site you have not scoped, or to compare across genuinely different building types.

It also fails silently — because the number looks precise, it is easy to mistake it for more information than it actually contains. A single dollar figure per square metre cannot show you whether it assumes daily or fortnightly service, or whether bathrooms are included.

Why we do not quote from a per-metre rate card

Publishing a flat per-square-metre rate would mean pricing every site as if it were the average site — which would overcharge some clients and undercharge others, since it ignores frequency, scope, layout and access conditions entirely. Instead we quote each site individually once we understand what is actually needed.

This takes a short walk-through or floor plan review rather than a quick calculation, but it means the figure you receive reflects your actual site rather than a generic average.

Occasionally a low headline per-square-metre figure is used to win a tender, with the actual scope quietly reduced to make it achievable — a lower frequency, fewer tasks, or consumables excluded. The number itself was not false, but the scope behind it was narrower than the buyer assumed.
